Demographics
Demographics influence almost every facet of life, from business to healthcare, from education to style and should be given significant consideration when investing in property. Demographics include age, income, education, occupation, household size, home ownership and home value, among other factors, of the people in a given area. Economic mobility is a key determinant in the future of a business, as is the economic health of the area. Investing in commercial real estate requires the ability to forecast where there will be a growing population, and/or where the population's average income will be increasing. Commercial property investment requires a solid understanding of demographic data and we can provide you with that knowledge.
Traffic counts
People often say there are three things that determine the value of a property: location, location and location. Location is also an important factor in commercial real estate investment. When a commercial property is at a good location, it will attract tenants to the property and retain them there. It will also attract the customers of your tenants to the property. However, traffic is not the only factor of location - one must also consider visibility and access as well. Visibility is the ability of your site to stand out and be seen. Access is the ability to easily get to the site. There are additional specific factors to consider related to the traffic in a specific area: close proximity to major roads and freeways, near busy streets in high traffic areas, near local amenities.
